loans are unimproved real property that
has
no added improvements like sewers, utilities,
streets or structures regardless if it is
1 acre or 2000. Raw land is typically
valued at a 120 day "market" price
to determine the value of the property.
We use the purchase price or market value,
whichever is less. Rate and term depend
on exact location of the property, strength
of borrowers - financial and experience level,
current zoning, and exit strategy. Typical
terms are ranging between 12-15% Interest
only, cost 4-10%. - No Rural properties at
this time.
We prefer to
deal with experienced investors/developers
that can show
that they have real money/equity in the
deal.
Our
builders capital program is suited for
those who have at least 20% of the total
project cost already paid in the form of
cash, partnerships with the land owner,

program is good for those looking to
close quickly without the bank red tape.
Before submitting a deal, please
have at least an executive summary
including exit strategy, as-is and future
value, site
plan, color photos, and approximate cost of your
project.
Our
joint venture programs is for
