Commercial Land LoansAs with all of our land loan products, we are looking for experienced, quality sponsors, and corporate institutions that have opportunities to acquire or refinance stalled land development projects from local banks, thrifts, or other hedge funds at a deep discount. We would also consider refinancing existing performing notes, trust deeds, or mortgages for cash out for development so long as there is enough equity in the project and the exit strategy makes since. This is a Hard Money Loan product. Our borrowers or properties usually don't meet the bank guidelines in one way or another. The closings are fast - If the situation fits our loan parameters and it makes sense, then it is very likely a loan solution will be offered to you. We look for real cash and or equity into the deal. NO 100% financing. A quick and common sense answer is what DML strives for. TARGET SPONSOR & TYPICAL DEAL PROFILE:Small, midsized, to large private or public builder/developers with a successful and proven track record of turning or developing residential lots in their respective markets. Established markets 50,000 or greater population are preferred but, will consider other sub markets. - Rural properties are difficult - The market should display positive population and employment growth. The commercial development is typically either a stalled, bank owned, project, REO, ballooning or maturing note with most, if not all, of the horizontal work completed.
