Raw Land Loans - Hard Money - Land Loans - Bridge Financing
                

Raw land loans are unimproved real property that  has no added improvements like sewers, utilities, streets or structures regardless if it is 1 acre or 2000.  Raw land is typically  valued at a 90-120 day "market" price to determine the value of the property.    We use the purchase price or market value, whichever is less.  We prefer to deal with experienced investors/developers who have plans to take the  land or raw land toward entitlements or plans for improvement.  There are programs available for people who wish to simply cash-out of land they may own.  Our joint venture programs is for investors/developers who desire "help" in the acquisitions of a particular project.  JV projects are considered on a case-by-case basis.

 

Construction loans can be made on raw land using the future value of the completed project.  In most cases borrowers will have to show that they have real money/equity in the deal.  Before submitting a deal, please have at least an executive summary including exit strategy, as-is and future value, site plan, and approximate cost of your project.  Rates and LTV's depend on location, type of development, expertise, etc.
